Our Story

The Holiday Isle of Arran and the staycation sector has been in the remit of Gilt Invest long before the pandemic, reaching back to 2009 when CEO James Metcalf had been invited to visit the site which had received planning consent for apartments and a restaurant with development funding sought through the RBS but revoked due to the credit crunch in 2008.

The introduction to the project for James was for him in the capacity as Financial Director to raise funds through Private equity rather than mainstream funding. James spotted a broader opportunity with the prime seafront Location in the key position it held on the island to to change the use into a luxury Apart / Hotel Spa and restaurant, consultations followed that highlighted an under supply of SA and an undervalued room rate.

Due to delays the conditional contracts had been forfeited by the developer and in 2010 James proposed a joint venture to raise funding for the development and bring the site under control with an option to purchase.

In the following 5 years of calamitous negotiations between the new venture and land owner, resulting from bad intentions on the vendors side which culminated in their lender repossessing. The receivers acting for their bank approached James directly and offered him first refusal on the sale. The original developer was discontinued in the venture and positive pre-application consultations commenced with the LPA and the site was purchased.

Following the site acquisition devolved local pressure on Arran forced the LPA and NA council to U turn on their support for the proposed scheme leading on to a 3 year battle before they eventually granted planning approval for the 88 serviced apartments and restaurant in December 2018.

His career in property development and property related business has spanned over 20 years when at 24 founded an internet based property legal services company and formed a JV with a small law firm taking them to rapid growth who later sold out to American tech giant zoom legal.

Building on his commercial development experience acquired land and assets for his personal portfolio at the same time operating the property trading business www.webuyanyhouse.net

Dealing with complex legal property transactions and land assembly, acquiring sites, raising private equity for major development, managing commercial disputes on JCT taking development to completion, holding off lender step in rights and completing development portfolio in the wake of the credit crunch. Negotiating land assembly in multiple LA's with national property developers including Barrats and NEC and working with local authorities on development frameworks for inclusion of sites from his own portfolio into the allocations DPD. Dealt with multiple Local authorities in England and Scotland with the major development teams on planning applications relating to sites from his portfolio.

Nursah: Building Design Consultant

In her current role Nursah is responsible for coordination for both domestic and international projects, responsibilities include steel drawings preparation before manufacturing. Managing steelworks designer, manufacturing documents and processes.

Stuart Ainsley: Project Management consultant

Stuart is the project delivery specialist operating within Cohesion Consult. He has over 10 years of project expertise. Stuart has successfully led diverse, complex projects from concept to operation in the commercial, leisure, education, residential, infrastructure, creative industries and urban regeneration sectors. . He is capable of transforming a strategic vision into an actionable plan to ensure it is dynamically executed.

Paul Scholey: Modular building consultant

Paul currently deals with design, manufacture and installation of light gauge steel and modular buildings, with experience throughout the building and renewables sector. Paul has worked on large infrastructure projects including design build and installation of wind turbines (Up to 500 kw) and commercial solar parks.

Howard Griffith: Light Gauge Steel Consultant

Has worked in the construction industry for nearly 40 years bringing his expertise to light Gauge and steel and modular with previous experience include design and delivery of modular projects working with professional bodies in gaining approvals for the products.Howard has experience in construction of large supermarket chains, retailers and multimillion retail parks from site clearance to handover, including saisnburys and Next.
